Livability

Sitting on the corner of High Street Road and Hammence Street, this three storey boutique development on the boundary of the Glen Waverley Activity Centre hosts six unique two bedroom apartments ranging from 58m² up to 120m² carefully designed as homes for young families, professional couples and down-sizers. There is a large open front yard with native landscaping and a frog pond along with an 85m² communal roof garden complete with a decked arbour, pizza oven, trees, grass to play on and uninterrupted views of the Dandenong mountain range. On site parking for residents is available in basement car parking, which also has fold up bicycle racks and additional storage space for each unit. All bedrooms and living spaces are located on the facade to provide access to natural lighting and ventilation and interiors will be given a tasteful modern rustic finish with quality, ethically sourced joinery. These apartments will be real homes, well designed to provide low energy costs whilst providing for a sense of community.

Sustainability

The building will be aiming for an 8 star natHERS energy rating and a (self rated) 7 green stars to be achieved through the innovative use of materials, technologies and design. Such a high rating required passive solar design, insulation and thermal mass in the form of products that had low embodied energy where possible, Some of these invisible upgrades include subfoil on basement slabs, double glazing with airfill uPVC framing, green energy bricks, timbercrete, magnesium board and wall insulation with 0 ozone depleting potential. The Hill will also feature a solar hot water system and a12kWH battery ready solar PV array to subsidise energy usage of common property reducing owners corporation fees! Rainwater will be harvested from the roof top, partially leading to downpipes that feed into raingardens on resident balconies and the front garden, the balance of water gets filtered through soil and reused for irrigation and flushing toilets helping mitigate damage to our waterways during storms and heavy rainfall.
